You are bidding on the right to assume the Note for the

It Now" Price or the winning bid amount at the end of the
auction.

The "Buy It Now"
price affords you the opportunity to Own this Lot for the

the hassle of worrying about what the final bid amount will be.

You are Bidding on the right to assume the

Terms:
The winning Bidder will assume a balance of
$ 3,500.00 , payable in 60 monthly installments of
$ 72.66, at an annual interest rate of 9.00%. The winning
bid amount or the "Buy It Now"
price goes towards document preparation, recording fees and securing
your piece of the Ozarks.

There is no pre-payment penalty.

After we receive your winning bid amount, we will
prepare your Contract, Note, and Mortgage then send them to you.
Please
sign them and return them to us promptly. After we receive those
documents, we will then record your Deed and
Mortgage and send the recorded Deed to you along with copies of your
Contract, Note, and Mortgage. This whole process should take
approximately 14 days. Your Title Insurance Policy will arrive
a few weeks later. However, if you choose to pay in full, we will send
you the recorded Deed after we receive payment in full. Thanks!

Restrictions:
The International Building Code 2000 are the building guidelines used.
There are NO trailers or temporary dwellings allowed in the majority of
Cherokee Village including this subdivision.

  
The Area
The Hwy 62/412 Corridor that connects Hardy to Ash
Flat and parallels the beautiful planned community of Cherokee Village. Most of
the commercial and retail outlets in this area are located along Hwy 62/412 making
this road the focal point of the entire area. Other communities that feed into
this commercial zone include Mammoth Spring, Horseshoe Bend, Salem, Ozark Acres
and Evening Shade. On one end of this 4 lane corridor is Ash Flat with
the Wal-Mart Supercenter spurring on growth and on the other end are the
antique shops and gorgeous Spring River at Hardy. In between is a mix
of business and residential development and thousands of wonderful people.

have to offer.
CHEROKEE VILLAGE
CHEROKEE VILLAGE is a wonderful 13,000+ acre golf, lake resort /
residential community located in the foothills of the Ozarks of Northeast
Arkansas. It is located approx. 2 1/2 hours Northwest of Memphis, Tennessee and
2 1/2 hours Northeast of Little Rock, Arkansas. This city of 4600+ full-time

centers with multiple pools, over 30 parks, 2 miniature golf courses, tennis

HARDY

Hardy bills itself as the "Antique Capital of Northeast Arkansas"
with over 75 specialty shops. In addition to its shopping, Hardy sits on the
banks of the beautiful Spring River. This is a "mountain style" clear
water river
with its origins about 20 miles upstream near Mammoth Springs, Arkansas. It starts
almost entirely from a huge spring (the 10th largest spring in the world!) and
features great fishing. There are numerous outfitters in the Hardy area to get
you set up with rafting or kayaking. "Old Downtown" Hardy still looks much like
it did 100 years ago and is truly a lovely place to visit or live. With it's
numerous shops, restaurants, and the Spring River, it is a destination of
travelers from all over the region.
THE SPRING
RIVER


HORSESHOE BEND is a wonderful 9,000+/- acre golf, lake resort /
residential community nestled in the Ozark Mountains of North Central Arkansas. It is located approx. 3 hours Northwest of Memphis, Tennessee and 2 1/2 hours Northeast of Little Rock, Arkansas. It is approx. 185 miles to Bella Vista, approx. 198 miles to Hot Springs Village, approx. 79 miles to Fairfield Bay, all located in Arkansas. Horseshoe Bend is also located approx. 134 miles to Branson, Missouri. This city of 2400+ full-time residents features many amenities. Property owners have access to two golf courses,
3 gorgeous lakes for boating and fishing, numerous parks, a SUPER miniature golf course, tennis courts, a crystal clear river running through the

HIGHLAND

Highland is located in the middle of the 4-lane business corridor between Hardy
and Ash Flat that touches the edge of Cherokee Village. This community is
growing at a fast pace in its own right. Highland probably features the
majority of business' in the entire Quad-City Region and has just completed a
central water system and are in the process of installing a city waste water
management system which could probably benefit surrounding communities. The
local schools are located in Highland, which helps boost local pride.
Really, it's hard to find an area with so many quality places to live as what
you find in and around the Sharp, Fulton and Izard County area of Northeast Arkansas.
ASH FLAT

Ash Flat is located at the other end of the corridor from Hardy. It is
quickly becoming a hub for development due to the recent construction of a huge
Wal-Mart Supercenter. We all know that other businesses naturally gravitate to
the new Supercenter complex and this area is no exception. It is truly a small
town that is beginning to get the conveniences of a larger city. Founded almost
150 years ago, Ash Flat still has the old time cattle auctions and rodeos while
adding the modern services needed and demanded by today's society. The growth
potential of this entire area is excellent with Wal-Mart leading the way as the
magnet for other businesses.
